<p>During the time I was active in real estate, one thing I learned from my broker is, do not just trust any developer. Since he has been with the business for more than two decades now, he has learned lessons along the way. He only sells developments with track record in quality, good developer-broker and developer-agent relationship, honesty, and prices that are just right.<span id="more-2149"></span></p>
<p>When I went to see <a href="http://www.rohitcommunities.com/">new condos in Edmonton</a>, I couldn&#8217;t help but chuckle with the funny warning that said: &#8220;May cause neighbor envy. <p>There are several ways to buy real estate. Traditionally, you buy a land and build your house on it. The land can be pre-owned or from a developer, turning it into a subdivision and you buy a parcel of it.<span id="more-976"></span></p>
<p>Paying can be in cash or installment, depending on the available schemes. Normally, buying cash gives you discount. If you can afford it, you get the property cheaper. Going installment means your out-of-pocket is less but prolonged for a number of years, in which case you are charged an interest. If  you calculate the total, it would be much expensive. But hey, you&#8217;re taking a loan so that interest rate is just the charge for the loan for you to be able to get your property sooner than later.</p>
<p>There is a cheaper way, if you have the cash anyway. Cheaper in the sense that you get more for the your money. Go for foreclosures. They are mortgaged and the owner cannot pay for it anymore so he&#8217;ll sell at a much cheaper price so there could still be some left for him after paying the bank where he mortgaged his property. If he doesn&#8217;t sell, the bank will just take his house. That&#8217;s the general idea of it.</p>

<p>The portion of the earth that you can buy gets smaller and smaller every day. If you have the intention to buy, do it now when you have the funds otherwise you will be left with less options available. Unless you&#8217;re very<span id="more-549"></span> specific that you&#8217;d like to buy a <a href="http://www.seacoastrealty.com">Wilmington NC real estate</a>, the first question to ask yourself is: Where? That&#8217;s actually the big question that springs out several supportive questions.</p>
<p>Our premise is you are buying and you have the money.</p>
<p>To answer your question where to buy, you have to ask yourself what you want as the end result. You&#8217;ve got to specify your purpose in buying. If you&#8217;d like to retire looking out at green fields in the morning, you will rule out the urban locations. <p>How many and how far are the commercial establishments like grocery or convenient stores? If you need to buy some food at 10pm, is it possible?</p>
<p>How far is your church (if it matters at all to you)?</p>
<p>Is the place you are eyeing prone to accidents, flash floods, tidal waves, tornadoes, cyclones, hurricanes, volcanic erruptions, and near faultlines? Again, if it doesn&#8217;t matter, it&#8217;s for you to weigh.</p>
<p>What&#8217;s the crime rate of the place? There is no place where a crime has not been committed but some places are safer than others.</p>
<p>Where&#8217;s the nearest police outpost/station?</p>
<p>Where&#8217;s the nearest fire station?</p>
<p>Unless you plan to live alone and need no help from anyone else, you must seriously consider those questions.</p>

<p>More often than not, we can purchase a house only if we apply for a loan. Those taking a loan just to be able to own a house probably know the importance and the benefits of having your own as opposed to renting or merely living with parents or other relatives or even friends.</p>
<p>Below are some points NOT to do when you plan to buy a house via financial institution (aka housing loan):<span id="more-329"></span></p>
<p>1. Don&#8217;t take a car loan. If you do and you are still paying for it, it will be a negative report against you since you have an additional bill to pay. This also applies to some precious stuff purchased through any loan like jewelry, kitchen appliance, etc.</p>
<p>2. Don&#8217;t apply for a credit card. If you already have, use it minimally. Still, the more bills you are paying, the less chance your housing loan will be approved.</p>
<p>3. Don&#8217;t change jobs unless you&#8217;re going for a much bigger salary. Applying for a housing loan when you have just transferred to your new job takes much of the credibility you could have had if you have been with your previous job for years already.</p>

<p>Whether it is a residential property, commercial unit, farmland, rawland, golf course, vacation spot, resort, whatever&#8211;it is wise to consider answering the following questions:<span id="more-181"></span></p>
<p>1. For what purpose are you buying the property?</p>
<p>Whatever the purpose is, it is very important where you want to have it built.</p>
<p>There are general restrictions when you are going to set up certain commercial establishments that may not be viable when built within a residential community. Do you need to be near or far from water (lake, beach, river) or near the mountains or flatlands?</p>
<p>2. How near or far will the following be?</p>
<p>- hospital/medical institution</p>
<p>- police force</p>
<p>- fire station</p>
<p>- bank</p>
<p>- market/grocery</p>
<p>- school</p>
<p>- work area</p>
<p>- restaurants/fastfoods</p>
<p>- hardware</p>
<p>- drug store</p>
<p>- church</p>
<p>- sports amenities</p>
<p>3. What can you live without or cannot live without from the list in #2?</p>
<p>4. What is the general climate of your targeted area?</p>
<p>5. From whom will you be buying? Is the company duly registered? What is the credibility score of the seller?</p>
<p>6. What kinds of transportation are available?</p>
<p>7. How safe or dangerous is the place? How often did the natural calamities occured? Any fault line? Prone to flooding? Tsunami? Hurricane? Gangsters? Crime rate?</p>
<p>8. Can you afford it?</p>
<p>9. Are there terms of payment other than cash?</p>
<p>10. Available insurances?</p>

<p>People drown in debts until it seems the world is collapsing on you alone.</p>
<p>At least for the UK, its government is doing some move to help its citizens. Free advice will be given to those who seek. If you are one of those interested, you can share your plan, like for example having a mortgage, and they will help you manage your finances. Usually that&#8217;s redesigning a scheme that fits your financial<span id="more-26"></span> capacity.</p>
<p>Mortgage plans are easy on the pocket if taken using the maximum loan term (the number of years you can pay for the loan). It may be long, yes, but you have time to recover since you pay at smaller amounts which is more manageable than a few months but with large chunks of amount per per payment. The important thing is you can afford to pay the monthly amortization so that when you even get in deeper financial trouble, it&#8217;s easier to ask some friends and family to help you temporarily. It&#8217;s easier to help when the helper can afford.</p>
<p>In the Philippines, actually, I do that. I assess the home buyers depending on their physical needs and financial capacity. I don&#8217;t sell them any property that is way above their financial capacity. PAGIBIG, which is the Philippine government&#8217;s housing loan provider sees to it that only 40% of the borrower&#8217;s income is allowed to be payed for the monthly amortization, considering the other needs like food, clothing, and other every day expenses.</p>

<p>I used to have a static website about real estate. I sell real estate in my part of the globe to Filipinos who could be anywhere in the world.</p>
<p>It was quite a good one, I should say, because SEO-wise it turns up when search terms such as <a rel="nofollow" href="http://house-lot-laguna-cavite.com" target="_blank">house and lot in laguna</a> or <a rel="nofollow" href="http://house-lot-laguna-cavite.com" target="_blank">house and lot in cavite</a> are searched through Google.</p>
<p>Since I have been blogging, I found less time <span id="more-10"></span>updating my real estate site so I made a big move. I turned it into a blog. It would be a big change and a lot to update since it used to have about 300 pages. Now, at least, I&#8217;ve managed to upload the sample pricelists first.</p>
<p>What do you think? Is a blog better for real estate or do you think a static website is still better? It may or may not affect what I will do next but I&#8217;m willing to look at all angles. It was made for the benefit of the enduser to be able to get what&#8217;s latest, at the same time for me to be able to post what&#8217;s new in a manner that will not be stressful, website-creationwise.</p>
<p>I actually have so much in mind for it like pinpointing on GoogleMap or Wikimapia where the projects are located. I wanted it to be the most user-friendly real estate website/blog.</p>
